How a real estate agent can help meet divorce goals

For many Colorado residents, having to sell the family home is one of the most difficult aspects of the end of a marriage. A home is often the source of family memories both good and bad, and contemplating the sale of that property can be a heavy emotional burden. It is important, however, to understand the role that a professional real estate agent can play in handling the sale of the property during a divorce.

To begin, spouses should make every effort to avoid turning to the real estate agent for anything other than practical matters related to the sale of the home. The agent is focused on marketing, negotiating and handling the details of the transfer of real estate. He or she is not a trained or licensed counselor, and should not be relied upon to provide a sympathetic ear or a shoulder to cry on.

Couples should also work with their real estate agent to determine the best timeframe for listing a home for sale. In many markets, placing a home for sale at certain points during the year can net a higher sales price. Couples who are able to work together to prepare their home for sale and place it on the market at the optimal time can enjoy the benefits of a successful sale.

It is also important that both Colorado spouses are willing and able to take the advice of their chosen real estate professional. Agents have a great deal of knowledge on issues of staging a home, negotiating terms of a sale and handling the details that come up between contract and closing. Spouses who can focus on their shared goal of a successful sale will have a far easier time navigating this emotionally challenging part of the divorce process.
